Q: How long have you been in business?

A: We have been in business since 2009. We live and work here, and have a lot of insight into the local real estate and rental market.

Q: Where are you located?

A: Our office is in Turlock, and we serve properties from Stockton to Merced. Our office is centrally located, and we can be at any of the properties we manage within 20 minutes.

Q: How do you choose tenants for my property?

A: We conduct a thorough screening that includes checking credit, running a criminal background check, looking for past evictions, and verifying employment and income. We look for tenants who will pay rent on time, take care of your property, and stay in the property for a few years.

Q: How much will my property rent for?

A: That depends on a number of factors, including location, condition, and amenities. We will do a complete comparative market analysis and arrive at a price range that makes you the most money and still keeps your property competitive on the market.

Q: How long will it take you to rent my property?

A: We begin advertising the home as soon as we have inspected it and taken some great pictures. Our goal is to minimize your vacancy time and get a great tenant in place as soon as possible. The outstanding relationships we develop with tenants mean there is also less turnover.

Q: What if a tenant stops paying rent?

A: We rarely have to evict a tenant because we screen so carefully. However, if a tenant stops paying rent, we follow an aggressive collection process which can ultimately end in eviction. Our team is experienced in removing bad tenants and replacing them with good tenants.

Q: Will you authorize repairs without talking to me first?

A: We want you to be involved in the management of your property, and we’ll discuss everything with you before we authorize repairs or pay invoices. We won’t do anything without prior authorization, if that’s the type of involvement you want.

Q: What if I don’t want to be bothered with minor repairs or tenant complaints?

A: That’s okay too. Some of our investors just want to see the results. We’ll completely customize our services and communication to meet your needs and expectations.

Q: How much do you cost?
