We’re offering a Resident Benefit Package to all new and current tenants, which we believe will provide you with additional protection, convenience, and safety. The cost is minimal, and the value and peace of mind are huge. 

Let’s take a look at what’s included.

Our partners at Citizens Home Solutions will set up additional utility accounts. Internet, phone, and television can be handled for you upon move-in.

Online Tenant Portals

Your online tenant portal offers everything you need for contact-free correspondence with your property managers and our accounting and maintenance team. Online, you have the convenience and the security to:

  • Pay rent with a credit card, debit card, or bank account.
  • Submit routine maintenance requests
  • Send and receive messages from our team
  • Share important documents such as leases, inspection reports and pictures for the maintenance request.
  • Free mobile app for residents to pay their rent.

Paying Rent

When it comes to paying rent, we provide options. Most of our residents pay online through their portal.
 
  • eCheck (100% free to you!) Enter your routing and account numbers in your secure Online Portal to pay rent or any other charge directly from your checking or savings account.
  • Credit or Debit Card
  • Use your debit or credit card to pay rent or any other charge through the secure Online Portal. (An online convenience fee applies and is based on your monthly rent charges.)
But if that doesn’t work for you, here’s what you can do.
 
  • Electronic Cash Payments – Free mobile app for residents to pay their rent.
If you choose this method, we will provide you with a reusable PaySlip that you can use at 7-Eleven, CVS, Casey’s, or Ace Cash Express to pay your rent in cash (a $3.99 transaction fee applies; $1,500 maximum per transaction).

Late Rent Happens and We Understand

One of the best parts of this Resident Benefits Package is flexibility with late fees and NSF charges.

When your rent is going to be late and there’s nothing you can do about it, we’ll work with you. This package provides for one incident of late rent forgiveness. If you’re a few days late one month, you won’t pay any late fees as long as the rent and any other monthly payments are paid no later than 7 days after the actual rent due date and provided that you’ve advised us ahead of time that you’re running behind. This saves you a huge late fee (10 percent of your monthly rent!).

*One time during a 12-month period if all other months, rent has been paid on time.

Insurance Liability

We include a little extra liability protection because we know that the unexpected always happens – well, when we least expect it. This policy will cover you for some financial losses that may come from property damage that’s due to your actions or inactions, but wasn’t intentional. Extra insurance is always welcome because even during a stress-free rental experience, you never know what’s just around the corner. Maybe it’s a small kitchen fire or a sink that never got shut off. You’re covered.

Rescheduling your Inspection

As we discuss during the lease signing, we’ll schedule an inspection during the course of the lease term to check for any maintenance issues that need attention. With this Resident Benefits Package, we’ll give you the option of canceling and rescheduling that inspection one time without incurring the rescheduling penalty. Let us know 24 hours before the scheduled appointment, and we’ll make the inspection when it’s better for you.

Maintenance Appointments

The same goes for maintenance appointments. If a repair is scheduled during a time that isn’t quite right for you – the same rule applies. Cancel within 24 hours of the start time once during the lease period, and there’s no penalty for rescheduling.

DIY Maintenance Center

You’ll also have access to the DIY maintenance center, where you’ll find videos and step by step instructions for simple and common maintenance issues you can resolve yourself. Our maintenance hotline is available for all after-hours emergencies.

Every rental property needs maintenance once in a while. But, having strangers come in and out of your home to fix something can be unnerving, especially now. We want you to feel safe and we want your home to remain comfortable and well-maintained. Each vendor and contractor we send out to your property has been screened as carefully as you were when you applied to live in your home.

Filter Changes Lead to Lower Energy Bills

We’re also invested in helping you save money.

Changing your air filter routinely is easy to do, but it’s also easy to forget. Good news – your Resident Benefit Package comes with Second Nature Filter Delivery. There is a utilities savings of up to 10% on the cost when the filter is replaced on a regular basis and the resident won’t be held responsible for the cost of the HVAC system because they failed to replace the filter on a regular basis. This means you’ll get the right sized air filters dropped off at your home automatically when it’s time to change them.

We offer cleaner air and lower electric bills.

Gain Clout for Your Pets

We’re proud to offer pet-friendly properties at New Bridge Management, and our pet screening program allows you to register your pet with our property management team as long as your property allows pets, not all do. We’ll work together to gather vet records, vaccinations, and share pet policies. We use petscreening.com, which both owners and tenants have come to trust and appreciate. 

We know your furry friend is a family member.

Credit Reporting

Pay your rent on time, and we’ll report your payment history to the credit bureaus. This will help you establish or rebuild credit, and make you a better credit risk when you need a loan, apply for a job, or start thinking about home ownership.

Home Buying Help

We’ll help you when you’re ready to transition from renter to owner as well.

You’ll also get a $500 rebate on real estate commissions if you decide to buy a home with us after living in a rental property. That’s money you can use towards closing costs. We help you plan for the future.

I had initially wanted the tree closest to the street to be trimmed as well - when it has it's leaves it drips a tremendous amount of incredibly sticky sap onto the street and the sidewalk and I was hoping that could be tended as well as the trees in the patio between this property and the neighbors. However, the folks that came did an excellent job on the trees between the this property and the neighbors house and were quick, efficient, polite, and really great to work with and I was impressed with their work.
