Real Estate Referrals: How it Works at New Bridge Management

We value our relationships with the best real estate agents in Turlock, Modesto, and communities in the surrounding counties of Stanislaus, San Joaquin and Merced. Our agreements with you will be clear, transparent, and lucrative.

First, we agree to manage your client’s property. Through that relationship, we will work with tenants and landlords to preserve the condition of the home and ensure the asset grows in value.

Then, you can expect the following terms in our agreement:

  • If within the term of the Agreement or within 180 days thereafter, a tenant enters into a purchase agreement or lease/ option to purchase the Property, Agent shall be deemed the procuring cause of the sale and the Owner shall pay Agent a fee of 3% of the selling price.
  • If within the term of the Agreement, Owner shall decide to sell the property, Owner agrees to list the Property with the referring agent. However, if referring Agent is no longer available, Owner agrees to list the property with Agent for a fee of 6% of the selling price, subject to a separate agreement.
  • On the voluntary sale of the property Owner and the delivery of the deed of conveyance therefore, this agreement shall automatically terminate.  

Referral Fees for Qualified Agents

Once we have a one-year property management contract in place with an agent’s client, we will pay a referral fee of $500.

You’ll need to be a licensed broker, or working under the approval of your supervising broker.

So I wanted low income living since I'm miserable where I live currently google told me these ppl were low income housing I was interested in the property by turlock imaging it said free rent for a month and now out of nowhere the woman said they are not low income even though it's advertised as that. Plus she said it's 3 bedrooms when I'm single im not blessed in the love department if you catch my drift. And I know for a fact it's not 3 bedrooms anything to disinterest me. I been at this property I had a friend from Bible study who lived there and now the only low income is again bad neighbourhood studio 950 at the palms which police is there 24/7 and I'm just tired of ppl who suffer financially have to live like shit being marginalised by society standards nobody has morals I swear I just wanted to live peacefully since I'm always getting harassed where i am at get treated like garbage idk where to find hope in all this I never feel safe. Next time don't advertise yourselves as low income then tell me no live in a shitty studio pay for more than what your income is that's ridiculous to me.

These ladies are only good to ownership they are terrible with tenants and upkeep. They stopped spraying for bugs years ago they increased the rent multiple times while the quality of life here has declined. I would rather be homeless than rent from or ever work with this company.

My household has lived in a New Bridge Management property for a little over two and a half years, and I want to express my sincere appreciation for the outstanding service we’ve received throughout our time here. New Bridge has consistently taken care of everything we’ve needed with professionalism, kindness, and efficiency. Most of our interactions have been with Maria in the office or via Email and Anna over the phone, and both have been absolutely wonderful to us. Whether we stop by in person or call with a question, they are always helpful, responsive, and willing to assist. Even when the team is busy, they make us feel like our concerns matter. While I’ve worked with everyone in the office at some point, I primarily communicate with Maria. She is extremely professional, knowledgeable, and reliable. She may come across reserved at first, but I’ve learned that she is genuinely kind and cares deeply about helping residents. Her calm, serious demeanor reflects her commitment to maintaining a high standard of professionalism, especially in a busy office environment — but she is always approachable and willing to assist with anything we need. One memorable example of their exceptional service was when our kitchen started flooding and I couldn’t get the water shut off. I was panicked and reached out through voicemail, email, and a call to the office. Within six minutes, someone from New Bridge contacted me to help resolve the issue. Their quick response prevented the situation from becoming far worse, and I can’t express how grateful I was in that stressful moment. The entire office works as a close-knit, well-coordinated team, and it shows. If one person isn’t available, someone else steps in right away. They communicate clearly, follow up promptly, and truly want residents to have a positive experience living on their properties. If you ever need something, all you have to do is call, submit a maintenance request, email them, or stop by — their friendliness and willingness to help make a big difference. I’ve noticed that many of the negative reviews online seem to come from misunderstandings or frustrations directed at property owners’ decisions, not the management team. New Bridge enforces the policies set by each property owner, and it isn’t fair when they’re blamed for decisions outside their control. In our experience, when we follow the proper procedures, communicate clearly, and ask for help, New Bridge has always come through for us. Even during their own office remodel — when they were temporarily squeezed into a much smaller space next door — their level of service never dropped. They continued to handle every request promptly and professionally. Overall, New Bridge Management has exceeded our expectations in every way. They are responsive, organized, caring, and dedicated to providing excellent customer service. We genuinely couldn’t ask for a better property management company.
